Refinancing Your Home in Florida — Notarization Guide
Refinancing your Florida home? Learn which refinance documents need notarization, how to notarize them remotely, and what to expect at signing.
Refinancing your mortgage involves signing a stack of documents — and several of them require notarization.
Which Refinance Documents Need Notarization?
- New mortgage / deed of trust — Secures the new loan against your home
- Certificate of title — Confirms clear title
- Affidavit of title — Sworn statement about the property
- Loan documents requiring acknowledgment
Remote vs In-Person for Refinance
Remote (RON): Florida allows remote online notarization for refinance closings. Both spouses (if applicable) can sign from anywhere in the U.S. via video — $25 per seal. Your lender must approve RON; most major lenders now accept it.
Mobile: Our notary can meet you at your home, title company, or attorney's office in Sebring, Avon Park, Lake Placid, and surrounding areas — starting at $35 plus travel.
What to Expect
- Your lender or title company prepares the documents
- We schedule a session for all borrowers
- Each borrower verifies identity
- The notary walks through each document during the video session
- Documents are notarized and returned to the title company
Tips
- Confirm with your lender that they accept RON before scheduling
- Both borrowers must attend — spouses can't sign for each other
- Bring your ID; make sure it's current and unexpired
